How does it work?

1. Inquiry & Consultation

We'll answer your questions and discuss our unique solution in more detail and this consultation will also allow us to understand your situation and determine what type of property you're looking for and what purchase terms you're interested in.


2. Registration & Deposit Plan 

To register for the program, a refundable registration fee of £1,495 is required. This fee secures your place in the program and guarantees your genuine interest in purchasing a property through our agency.
You will receive your registration fee back after signing the lease and paying the first rent.
Once you have met the registration requirements, one of our consultants will assist you in completing, signing, and submitting your application documents.
To be added to the waiting list for a property, you must also pay a four-month deposit. The average deposit is between £8,000 and £10,000. You can pay the entire amount in one lump sum or in monthly installments, the amount of which you determine based on your financial situation, for example, £300 per month. The financing process for the property purchase will begin once the agency has received the full deposit.

 

3. Property Search & Waiting Time

We understand that many of our clients are looking for a cheap property that's not located in the middle of nowhere, and while it may prove difficult, we'll do our best to find such properties within those 12 months (it will certainly be shorter than the 12-year wait for a council flat...)
Generally, we assume that if the location and the property aren't atypical, we should be able to find the desired property within 12 months, and sometimes even less.

 

4. Moving in & next steps

After finding a suitable property and signing the purchase consent, the construction team will begin renovating and modernizing the property. The renovation will likely take another six months, but you'll need to be patient, as if any hidden defects are discovered, we'll need to fix them, and it's difficult to estimate how long such repairs might actually take.

After the renovation, a lease agreement will be signed, including a clause granting you the option to purchase the property. After three years of living in the property, the Agency will sign an additional agreement with you – a Property Purchase Plan. Both agreements are legally binding.
