1 Registration process
To register with the Affordable Property Programme you need to get familiar with the Program, read carefully the Terms & Conditions, and when you agree to all of terms fill out the Registration Form and pay the registration fee of £1,495.00.
Upon receipt of payment you will be allocated with your Program Reference Number. This number is not just a number. It will determine your place in a queue for viewing the available properties and eventually for the earlier property allocation.
2 Registration fee
This program is free to join. There is no membership or participation cost and your registration fee of £1,495 will be reimbursed after you pay the first month of rent.
3 Your requirements
During the registration process, you will be able to specify your requirements regarding the property you want to buy. This will include location, special needs and information about the type of heating, flooring, kitchen, bathrooms and finishes of the property.
Some additional building solutions may require an additional fee to offset the costs incurred during your specific upgrade, however, most required changes are within the estimated cost and will not create any additional costs on your part.
4 Finding your home
Often, finding a property that meets the buyer's needs requires the work of a team of specialists. The costs of this work are met by Andersons & Co. so you don't have to worry about additional bills.
In order to take full advantage of the benefits of the Program, your only financial obligation at this stage is to have your deposit of 12.5% paid in full. Once you have paid your deposit, the acquisitions team will start their work by locating, financing and purchasing your perfect home as close as possible to your chosen areas and within your specific requirements.
Remember, if you are having trouble paying your deposit in a lump sum, please speak to one of our consultants. Alternative solutions are available, including a convenient deposit payment plan.
5 Solicitors / surveyors costs
We have all the legal work covered so you don’t need to worry about any legal fees or surveyors costs
6 Viewing the property
Just before the purchase, you will be asked by our acquisitions department about the final purchase decision and invited to inspect the proposed property.
If the property does not meet your expectations, do not worry, you will receive further offers in a short time without any additional fees, and we will offer this property to the next participant of the program.
7 The purchase
If you like the property you were viewing and have decided to move in, Andersons & Co. will proceed with a purchase. The purchase, including the costs of technical and legal services, will be made from the funds available to the Company, so you do not have to take out a mortgage.
Typically, the duration of purchasing a property in the UK is approximately 3 months but may take longer. The reasons for this state of affairs are lengthy procedures and a simple time game played by some solicitors.
The purchase of particular property for you will require your written approval.
8 Liaising with the architects
Our team of construction workers involved in the renovation of your new home will work closely with you and pass on your comments and requests to our architects.
Our architects - as far as their capabilities allow - will design, plan and allow for the renovation to be carried out according to your specifications, within the cost estimate and technical possibilities.
9 Refurbishment
During the renovation, all your accepted recommendations will be taken into account. The preparation of your home will take place under the watchful eye of the supervisor.
Typically, renovation takes about 6 months, but sometimes it may take longer, depending on the technical condition of the property and hidden defects that were not found before purchase.
Your new house must be delivered to you without any technical defects.
10 Finally, it's time to move in
Now that your house has been renovated and technically checked, it's time to sign the final agreements and collect the keys.
From the first day you move into your new home, your road to home ownership begins.
